Family rooms may be created out of re-utilized spaces often out of areas that a not being used to there full potential. Many homes were built several years ago with a formal living room and are rarely used with our more relaxed life styles today. Hearth rooms and large eat-in kitchen sometimes may displace a small inefficient adjacent dinning room. A small addition attached to a kitchen or dinette can become a beautiful family, media or hearth room. This tends to be a very comfortable addition for family, friends and entertaining.
An attic in many homes is an underutilized space. Many are very useable with just a little finishing or some minor changes. Headroom of course is the single biggest factor but many older homes already have a staircase to an attic or a half story above the main living area. Headroom issues may be easily resolve with a small dormer. Many homeowners utilize this area for additional bedroom spaces with proper egress, media or office space are also good uses. Newer home with large attics may need stairs and with small attics we put in drop down stair, deck the flooring with OSB for huge amounts of added storage.
